Economy airfare reimbursed for you and one companion to sign in person. Buying a seven-figure property from abroad is uncomfortable, and I believe you should be there.

Furniture credit
The furniture package is the second largest check in the deal and where most buyers get caught by surprise after closing. This credit goes exactly there.

Tickets, boarding passes and the furniture invoice. Both reimbursements are paid within 30 days.
Terms and conditions
Valid only for purchase contracts of new construction homes at Windsor Cay signed on or after September 15, 2026 and while new-home inventory remains available in the community. The promotion ends automatically when the community's new-home inventory sells out, without prior notice. Contracts signed before the end remain eligible through closing, regardless of the home's delivery date.
The buyer must be represented by Bruno Magri from the first contact, with the realtor registered at the buyer's first registration with the builder. Buyers already registered with another realtor are not eligible.
Airfare reimbursement: up to US$4,000 per transaction, not per person, limited to two tickets per transaction: the primary buyer and one companion chosen by them. Tickets for additional companions are not reimbursed, even if the US$4,000 cap has not been reached. Economy-class airfare for the closing trip only. Does not include baggage fees, upgrades, travel insurance, lodging, meals, ground transportation or any other expense.
Furniture credit: US$10,000 per transaction, reimbursed to the buyer upon presentation of the furniture supplier's invoice.
Both amounts are paid only after closing is completed, within 30 days, upon submission of receipts (tickets, boarding passes, receipts and invoices). No advance before closing under any circumstances.
One benefit per transaction. Not combinable with other promotions. No cash value, non-transferable.
If the contract is canceled, terminated or does not reach closing for any reason, no amount is due.
The buyer is solely responsible for any tax obligations arising from receiving these amounts.

Where is Windsor Cay and how far is it from the parks?
In Clermont, in the Orlando area, about 9 miles from Walt Disney World, with easy access to Universal, Epic Universe and SeaWorld via the area highways. Orlando International Airport is about 36 miles away.
How much do the homes cost and how do the collections differ?
The Resort Collection, by Pulte Homes, offers townhomes and single-family homes with 5 to 10 bedrooms, from US$624,990. The Grand Collection, by Park Square Homes, offers homes with 9 to 15 bedrooms sleeping up to 30 guests, from US$1,209,990. Prices subject to change.
Can foreign buyers get financing?
Yes. Financing is available to foreign buyers with a down payment from 25% and terms of up to 30 years, subject to credit approval and the lender's terms. Closing costs are in addition to the down payment.
Can I use the home and rent it short-term?
Yes. Windsor Cay is zoned for short-term rentals such as Airbnb and Vrbo. Use it on your vacations and rent it the rest of the time. Community rules limit a single guest to 90 days per year.
Are the amenities already open?
Yes. The Reef Club is open, with a resort-style pool, lazy river, water slides, splash pad, fitness center, arcade, mini golf, sand volleyball, bar and restaurant.
Are there move-in ready homes or are they all under construction?
Units are in different stages: some are ready or close to delivery and others are under construction. Since availability changes often, I'll send you the updated list of units and delivery dates.
Are furniture and décor included?
No. Homes are sold unfurnished, and the furniture package is purchased separately. When you buy with me, you receive a US$10,000 furniture reimbursement.
Can I tour by video and buy remotely?
Yes. I do video tours of the homes and units, and most of the purchase can be handled from abroad, with close guidance through closing.
What are the community fees?
The HOA fee is US$467 per month and the CDD annual fee is US$2,598, according to the builder. Fees may change.
